By Joanna Crank

Are you familiar with any of the popular home shows on television? One of the more popular ones involves a real estate agent who shows the home buyer a few homes and then the buyer has to pick one before the end of the show. The home buyer has a price range that he is trying to stick with.

However, many buyers want more house than what they can afford. The real estate agents always manages to find homes that are out of their budget. The buyers never seem to like a majority of the homes. It either has the wrong address, price or layout. For some, they immediately talk about how they will know down walls or add rooms. It is always amazing to see home buyers go through this type of agony when they have the power to stop it.

Why go through this type of nightmare when you can design and build your own home?Purchase land in the community that you want to live. Build a home according to the layout that you want.If you wish for the home to have four bedrooms as opposed to three, then construct the home with this amount. If you are dead set on having 3 bathrooms in your home, then you call the shots. If you want the master bathroom to have two sinks, then make it possible.Personal house plans are there to give you the home that you really want.

Quite naturally, you will need to check with local authorities and make sure that your home is being built according to code. It would be a bad thing to break ground on a new home and be shut down because you did not get the proper building permits or because you are adding or installing something in your home that goes against the rules of the community. This happens a lot of times, if you live in a neighborhood with a home owner's association.Basically, do your research before the construction begins.

You won't have the normal hassles that are linked to buying a readymade home, if you construct your own home. You won't have to worry about buying a home in the wrong neighbourhood. You are the one who picks the building spot. The home will have enough room for even the future members of your family.Your new home will account for the added space based upon your provided house designs.Major renovations will not be required.Your home plans will have your preferred layout. It will suit you and your family.

Basically, you get what you want when you build your own home. With the right planning and design, you can construct a home that only meets your standards, but one that will also be very attractive to the next home buyer.
